Lease terms

Six-month minimum lease. All prospective occupants age 18 or older must submit a separate application and authorize identity, credit, criminal background, eviction, income, employment and rental-history screening. Applicants must satisfy the landlord's published screening criteria. First month's rent and a $2,995 refundable security deposit are due before possession. High-speed internet and HOA fees are included. Tenant is responsible for electricity, gas, water, sewer and trash. Renters insurance with at least $100,000 in personal liability coverage is required throughout the lease. This is a fully furnished, non-smoking property. Smoking or vaping of any substance is prohibited anywhere on the premises, including the home, garage, balcony and driveway. No parties, events, disruptive gatherings, illegal activity or conduct that disturbs neighbors is permitted. Tenants and guests must follow all HOA rules, parking restrictions and community quiet-hour requirements. No pets are permitted. Assistance animals will be considered as required by applicable law. Only tenants and approved occupants named in the lease may reside at the property. Subletting, lease assignment, short-term rentals and listing the property on platforms such as Airbnb or Vrbo are prohibited without the landlord's written authorization. A signed furniture inventory and move-in condition report will be required. Tenant is responsible for damage beyond ordinary wear and tear and must promptly report leaks, damage or maintenance concerns. Two-car garage and driveway parking are included.
