Lease terms

Term Fixed 12-month lease. Start: August 15, 2026. End: August 14, 2027. Converts to month-to-month thereafter unless either party gives 30 days' written notice. Rent $3,600/month, due on the 1st. Late fee permitted only after 30 days past due under MA law (statutory). Acceptable payment: bank transfer / Zelle / Check / Cash Move-in Funds Collected at Signing First month's rent: $3,600 Last month's rent: $3,600 Security deposit: $3,600 (max one month under MA law) Total due at signing: $10,800 Security Deposit MA Compliance (critical) Held in a separate interest-bearing MA bank account Written receipt with bank name/account provided within 30 days Statement of Condition provided within 10 days of move-in Interest paid annually Returned within 30 days of move-out with itemized deductions Utilities Tenant pays: electric, gas, internet. Landlord pays: water/sewer, trash. Occupancy Named tenants only. Guests beyond 14 consecutive days require written consent. Pets Negotiable Maintenance & Repairs Tenant reports issues promptly in writing. Landlord handles structural, plumbing, electrical, heating. Tenant responsible for damage beyond normal wear and cosmetic upkeep. Parking 2 off-street spaces included Smoking Prohibited inside the home. Entry Landlord gives reasonable notice (recommend 24 hrs) except emergencies. Prohibited Subletting/Airbnb without written consent; illegal activity; alterations without approval.
