Lease Terms 25 Boulder Run Road Property Address: 25 Boulder Run Road Lease Term: Minimum lease term of twelve (12) months. Rent: Rent is due monthly and payable in advance on the first (1st) day of each month. Utilities: Tenant shall be solely responsible for and shall timely pay all utility charges associated with the property, including but not limited to: Electricity Natural Gas Water Sewer Trash and recycling services (if separately billed) Internet, cable, telephone, and any other optional services Security Deposit: Security deposit required in an amount specified in the lease agreement and held in accordance with applicable state law. Occupancy: Property shall be occupied only by approved tenants listed on the lease. HOA Compliance: Tenant must comply with all applicable Homeowners Association (HOA) rules, regulations, bylaws, and community standards. Any fines resulting from tenant violations shall be the tenant's responsibility. No Pets: Pets are not permitted on the property. No Smoking: Smoking and vaping are prohibited inside the residence. Subleasing Prohibited: Subleasing, assignment of the lease, short-term rentals, room rentals, and vacation rentals (including Airbnb, VRBO, and similar platforms) are strictly prohibited. Maintenance: Tenant shall maintain the property in a clean, sanitary, and safe condition and promptly notify landlord of any maintenance issues. Tenant is responsible for replacing HVAC filters and routine upkeep as outlined in the lease. Late Fees: Any rent not received by the due date shall be subject to late fees as permitted by applicable law and as stated in the lease agreement. Renter's Insurance: Tenant shall maintain renter's insurance throughout the lease term and provide proof of coverage upon request. Parking: Parking shall be limited to designated areas and must comply with HOA requirements and local ordinances.
