Lease terms

Owner pays for water and trash. Tenant is responsible for gas, electric, and all other utilities. Cats and small dogs allowed with a $200 refundable pet deposit and $50/month pet rent. Rent paid after the 5th will incur a $100 late fee. Bounced checks: $25 fee for the first occurrence, $35 fee for each one after that. Minimum lease term is 1 year. 30-day written notice required before move-out. No smoking allowed on the property. Serious inquiries only. We require a completed Zillow application before scheduling a showing. Zillow charges a $35 application fee, which includes credit and background checks. Applications are valid for multiple listings for 30 days. Applicants must demonstrate strong payment and rental history, including consistent on-time payments over the past 24 months, positive landlord references, and no evictions in the last 5 years or unpaid housing-related collections. Applications showing repeated late payments, recent charge-offs, or patterns of delinquency are unlikely to be approved. Applicants using housing assistance may provide alternate documentation of ability to pay as allowed by California law.
