Lease terms

Lease Terms Minimum Lease Term: 30-day minimum stay. Application Required: All adult occupants (18+) must complete a rental application. Application Fee: Non-refundable application fee required for each adult applicant. Background & Credit Screening: Background check, credit check, income verification, and rental history review are required. Minimum Credit Requirement: 680+ credit score preferred for the primary applicant. Lease Agreement: Approved applicants must execute a written lease agreement prior to occupancy. Security Deposit: Refundable security deposit required. Amount determined based on application and lease terms. Administrative Fee: One-time administrative/lease preparation fee due prior to move-in. Utilities: Utilities are included up to a monthly cap. Tenant is responsible for any utility charges exceeding the established monthly allowance. Renters Insurance: Proof of renters insurance is required prior to move-in and must remain active throughout the lease term. Pets: Pets may be considered with owner approval. Additional pet fees, deposits, and/or monthly pet rent may apply. Breed, size, and quantity restrictions may apply. Smoking Policy: Smoking and vaping are strictly prohibited anywhere inside the home, garage, and on the property. HOA Compliance: Tenant and all occupants must comply with all Homeowners Association (HOA) rules, regulations, and CC&Rs throughout the tenancy. Occupancy: Occupancy is limited to the individuals approved on the lease agreement. Subletting: Subleasing or assignment of the lease is prohibited unless approved in writing by the landlord. Move-In Requirements: First month's rent, security deposit, administrative fees, and any applicable pet fees are due prior to move-in.
