Lease terms

1. Utilities Clause Tenant shall be responsible for arranging and paying for all utility services required for the Premises, including but not limited to electricity, gas, water, sewer, trash collection, and internet/cable services. Tenant must ensure all utility accounts are transferred into the Tenant's name(s) within three (3) business days of the Lease Commencement Date. Failure to maintain utility service in the Tenant's name throughout the duration of the lease shall be considered a material breach of this Agreement. Landlord shall not be responsible for the interruption or failure of any utility service unless caused by the Landlord's willful or negligent act. 2. Smoking Policy The Property is designated as a 'No-Smoking' residence. Smoking, vaping, or the use of any tobacco or herbal products is strictly prohibited inside the premises, including all interior rooms. A violation of this policy is considered a material breach of this Lease Agreement and may be grounds for immediate termination of the tenancy. 3. Parking Restrictions Parking is limited to a maximum of two (2) vehicles per household, restricted to the driveway only. Parking on the grass, sidewalk, or blocking neighboring driveways is strictly prohibited. Vehicles must be operational, current on registration, and in good repair. Non-operational or abandoned vehicles are subject to towing at the vehicle owner's expense. 4. Maintenance & Upkeep (Tenant Responsibilities) Tenant agrees to perform routine maintenance, including but not limited to: replacing light bulbs, changing HVAC filters at least every 90 days, keeping the unit and all appliances clean, and reporting any maintenance issues, leaks, or defects to the Landlord immediately. Failure to report maintenance issues that result in further damage to the property will make the Tenant liable for the repair costs. 5. Right of Entry Landlord shall provide at least twenty-four (24) hours' notice before entering the property for repairs, inspections, or to show the property to prospective tenants/buyers, except in cases of emergency (e.g., fire, gas leak, major water intrusion) where notice is not required. 6. Guests & Occupancy The premises shall be used only as a private residence for the individuals listed in this agreement. Guests staying longer than [e.g., 7 or 14] consecutive days or [e.g., 21] total days in any 12-month period require written approval from the Landlord and will be considered unauthorized occupants.
