      1. Smoking is not permited. 2. Tenants will not install any satellites or antennas to the roof or roof facia boards or on any walls, inside or out. 3. Tenant is responsible for maintenance of HVAC systems. Tenants must ensure the filters are changed every 3 months. 4. Tenants must get written notice from landlord to make any changes inside or outside of the property. 5. Tenants agree to take precautions against mold and mildew in the bathroom, laundry room, kitchen, and entire home. Tenants agree to maintain the caulk around tubs, sinks, showers and all areas near water usage. Tenants agree to report all water leaks immediately and to minimize any water damage. 6. Tenants are required to have the home and carpets professionally cleaned at the time of move out and to provide receipts. 7. Tenant agrees to honor and abide by the HOA rules while living in the premises. 8. Tenant will pay Landlord or any contractor Landlord directs tenant to pay, the first $85.00 of the cost to repair each condition in need of repair, and Landlord will pay remainder. Landlord will not pay to repair any condition or item in need of repair that is caused by tenant or tenants' negligence. 9.
