Lease terms

Tenant : 249 Swan St Providence, RI 02905 : 1. Term of Lease The lease will be renewed every year. The lease may be renewed upon mutual agreement of both parties in writing. 2. Rent Payment The tenant agrees to pay monthly rent to the owner $2,300, due on the 1st. 3. Late Fee If rent is not received by the end of the 5th day of the month, a late fee of $50.00 per day shall be incurred starting on the 6th day. Continued failure to pay rent may result in legal action, including eviction. 4. Security Deposit Tenant shall pay a security deposit in the amount of $2,300 upon signing this lease. This deposit shall be held by the Landlord to cover damages beyond normal wear and tear, unpaid rent, or breach of lease terms. It is refundable within the time-frame required by RI state law after the tenant vacates the premises. However if the tenant stays after the date to vacate for every day that passes, the tenant will be charged $90 per day that is overstayed. 5. No Smoking Policy Smoking of any kind, including but not limited to tobacco, marijuana, or electronic cigarettes, is strictly prohibited anywhere inside the leased premises, including common areas and balconies. Violation of this policy is considered a material breach of the lease and may result in termination of tenancy. 6. Use of Premises The leased premises shall be used for residential purposes only and shall be occupied only by the individuals listed in the lease agreement. Subletting without written permission of the Landlord is prohibited. 7. Utilities Electricity & Water is all included 8. Maintenance and Repairs Tenant agrees to keep the premises clean and in good condition and to notify the Landlord promptly of any necessary repairs. Tenants are responsible for damages caused by their negligence or misuse. 9. Disposal Policy Tenants are responsible for disposing of large items. Wednesday night is when you should bring the garbage bins out so that Thursday morning garbage is picked up. Failure to recycle properly will cause a ticket. Tenants are responsible for any garbage disposal tickets.
