Lease terms

Rental Terms Tenant is responsible for all utilities, including electricity, water, gas, internet, cable, trash service, and any other applicable utility charges. Small dogs only. A non-refundable pet fee of $150 and a monthly pet rent of $50 per pet will apply. No aggressive breeds permitted. Smoking is strictly prohibited inside the home. Renters insurance is required throughout the lease term. Tenant's renters insurance policy must provide coverage for the tenant's personal belongings, personal liability, and any other coverage required by law. The landlord is not responsible for loss or damage to the tenant's personal property. A 30-day written notice is required if the tenant does not intend to renew the lease at the end of the lease term. Lease Term: Minimum 12-month lease. Early Lease Termination: If the tenant chooses to terminate the lease before the expiration date, the tenant must provide at least 30 days' written notice and pay an early termination fee equal to two months' rent. The tenant remains responsible for rent and utilities through the move-out date and must leave the property in good condition, subject to normal wear and tear. A security deposit is required. Background check, credit check, income verification, employment verification, and rental history verification may be required as part of the application process.
