This is a split duplex-style setup where the studio functions as a self-contained unit with private access. The remainder of june prorate fee will be waived. Lease starts July 1st! Included in the Studio: Furnished room with: bed, desk, small couch, coffee table, small end table dresser, small work bench, and a big closet Small fridge and microwave Private use of the master bathroom (full bath/shower) You only need to bring bedding, pillows, and personal items There is no stove/oven in the studio room, microwave only! Rental Rate: $850 per month includes electric/water/sewer Deposit: $500 Move-in Cost: $1,350 total (first month rent + deposit) Lease Terms: Utilities included (water/sewer, electric) garbage not included No pets No EV car charging Strictly 1 person only No large furniture, room is furnished! If you have your own furniture etc you will need to rent a storage unit. Availability Note: This studio rental will only be available while the main 2-bedroom rental unit is still available for rent. Once the main unit is rented, I may take down this ad or change the terms due to utility assignments. The main 2 bedroom rental is available for $800 without utilities and the whole 3 bed home is available for private rental at $1250 without utilities and extra last month rent on file (See other ad). Must sign up for garbage service or haul away your own trash promptly! If you schedule a tour of the house then you must be able and willing to rent the studio at the end of the tour or pass. If you are not interested that is fine but I will not entertain applicants any further whom are not willing to commit asap and you must have funds available directly at tour time! You would be renting out the 3rd room of the home privately under a roomie style shared housing agreement! If my main tenants are ok with you using the living room and kitchen or if that is worked out before I rent out the 2 rooms then I can make the kitchen available to use as well. Assistance Availability Note: I have been told this unit is eligble for assitance programs which I am willing to work with but everytime I have tried to move in a renter through the various programs available locally it has turned into something other than what I was initially told. I am willing to work with assistance programs for this unit but only if it is non-invasive on my time and stress and all communications and/or discussions regarding such assistance would need to be worked out with my sister in Idaho who acts as property manager. I have autism and the assistance program people argue with me and change terms last moment and I won't deal with them personally anymore and we are not on good terms but I am open to you using assistance if it is available for you but you would have to work out the details with my sister in advance and in a very timely manner. I have been directly told that rent has to be $900 maximum with utilities included which is why I set rent where it is. I would normally offer a much lower rate without utils included but 9 out of 10 people that contact me are attempting to rent with the help of assistance programs. if you want to split utils with the main renter I can substantially lower rent to about 600 if I have a renter in the main 2 rooms of the house for you to split them with or if you put the utils in your name. If you are touring the house with the intent of using assistance programs then you must have all paperwork and details approved and ironed out in advance prior to touring so that you are ready to legally sign the lease at end of the tour and have all required paperwork for your assistance program ready to go and initiated beforehand. Do not schedule a tour without the proper assistance programs pre approved and ready to initiate on the spot! Meaning you will need to talk to my sister and make the proper arrangments beforehand! This rate being offered would be for a yearly lease and a month to month lease would be available for $50 more monthly and full month deposit and prorate fee for early move in.
