Thank you for your interest in our property at 2482 Caithness #13. Please visit our OPEN HOUSE SUN 2-4pm. It is the top floor NE corner unit shown in the exterior photo. We will have an open house 2-4PM SUNDAY, please drop by. We only rent after you've visited the property (there are too many scammers otherwise) Applications are available at the open houses. WE DO NOT PROCESS APPLICATIONS UNTIL APPLICANTS HAVE VISITED THE OPEN HOUSE Please complete one application for each adult (18 or older) who will occupy the property. The application fee is $30 for the first applicant and $20 for each applicant thereafter. We can accept ZILLOW applications (with no payment to us) for an initial screening. WE DO NOT CHARGE PET RENT. WE DO NOT REQUIRE RENTERS INSURANCE. THERE ARE NO LEASE SIGNING EXPENSES (security deposit is due upon signing 1st month's rent before move-in). Management companies charge many extra fees. We do not. ONLY APPLICATION FEE (IF APPLICABLE), SECURITY DEPOSIT, RENT, AND LATE FEES (state law limits late fees to the greater of $50 or 5% of rent past due). This is a rental by owner (owner owns Red Wheelbarrow Property Services, Inc., [RWB Ltd.]) *Legal notice*: We do not make final decisions regarding application denials for a property until the property is leased. A prospective tenant may provide a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes. If a prospective tenant provides the landlord a portable tenant screening report, landlord may not charge the prospective tenant a rental application fee or fee for the landlord to access or use the portable tenant screening report. We are not aware of any current providers of portable tenant screening reports.
