Lease terms

No smoking permitted inside the home. No pets permitted. Firework usage is not permitted on or near the property. All occupants age 18 and older must submit an application and be approved prior to occupancy. All Applicants will be subject to income, credit, criminal background, and rental history verification. Household gross income should be at least three (3) times the monthly rent. Security deposit required of 1 month. Renters insurance required prior to move-in and throughout the lease term. Tenant is responsible for all utilities, including electric and water service. Tenant must maintain the home in a clean and sanitary condition and promptly report maintenance concerns. Periodic property inspections will be conducted with proper notice to ensure the home is being maintained and to identify any maintenance needs. Management will provide and install HVAC filters. Tenant must permit access to the property for any repairs, inspections, and landscaping services as needed with proper notice. Pest Control, light bulb replacements, repairs to clogs will be the tenant's responsibility.
