This is an upstairs unit of a Midtown duplex for rent. It was built in 1928, as a duplex and is approximately 1,000 sqft. It was rewired in 2025 to today's standards and is in the heart of the Evergreen Historic District. It is a 2bd/1bth unit with all appliances; Refrigerator, D/W, W/D, Disposer, Gas stove/oven and Central Heat and Air and covered parking for 1 vehicle. It has original hardwood flooring, with the tile flooring added in the kitchen and bath, an updated and monitored alarm system. It is close to Overton Park, the Memphis Zoo, Overton Square, Rhodes College, Christian Brothers University, Southern College of Optometry, Southwest Community College, the Medical District, St. Jude, downtown Memphis, and the University of Memphis. We provide and pay for water, the monitoring of the alarm system, quarterly pest control service, lawn maintenance and inspect the Central Heat and A/C twice a year; once in Spring and once in Fall, to make sure the system is working properly. We do ask the tenants to replace the air filters at least every 60 days and will supply the filters. The owner, T and T Properties, LLC, is locally owned and individually managed meaning there is no big management company. This means you are talking with the owner directly! Normal repairs are made within 24-48 hours, if not sooner. For these repairs, we use locally owned companies who are licensed and bonded and at times they may become a little busy. At T and T Properties, our belief is we are not just renting a property; we are renting an apartment we would live in. It is our investment and we try to maintain it as if we live there, so we expect the tenant to let us know when there is a problem so it can be fixed. Basically, we look at our rentals as a partnership with the tenant, instead just renting a place to live. The rental price is $1,400.00 per month for a one year lease, with a deposit of $1,400.00. Credit check, proof of employment and references from previous landlords/management companies is required. Pets are negotiable.
