Lease terms

Income Requirement: Monthly NET (take-home) income between all applicants must equal at least 3x the monthly rental amount Credit Requirements: Minimum credit score of 560+ preferred, with a strong history of on time payments Eviction Policy: No evictions accepted within the last 3 years Lease Term: 12 month lease required Vouchers Accepted: Housing vouchers are welcome Pet Policy: Pets are permitted with a one time pet fee of $250 per pet and additional monthly pet rent in the amount of $50 per pet. Application Process: All prospective tenants must apply using the Zillow Application ($35 application fee per applicant over the age of 18). All applicants must complete their portion of the application and upload PDF proof of income before processing can begin. Partial or incomplete applications cannot be processed. Applications are typically reviewed the evening of or the day after the open house Administrative Fee: Approved applicants will be charged a one time $50 administrative fee, due at lease signing. Utilities: Tenants are responsible for all utilities unless otherwise stated Air Conditioning: Property does not include central air conditioning unless directly advertised as so.
