Lease terms

* Rent * Lease term: Minimum 12-month lease. * Monthly rent: $5,200. * Security deposit: $5,200. * Eligibility * Verifiable gross household income must be at least 2.5 times the monthly rent. * Positive rental history required. * Satisfactory credit history required. * Background screening required and paid by applicant. * Policies * No pets. * No smoking, vaping, or use of tobacco, cannabis, or other smoking products anywhere on the property. * Tenant must maintain renter's insurance throughout the lease term. * The property shares a wall with the garage and ADU. The garage is intended for vehicle parking and reasonable household storage. All occupants shall maintain reasonable noise levels and respect the quiet enjoyment of neighboring residents. * Property Access * The property includes a separately leased ADU with its own entrance and occupants. * The main house and ADU are rented separately. * ADU occupants do not have access to the main house. * The backyard and patio areas are reserved for main house tenants. ADU occupants are permitted only to use the side gate and designated pathway necessary to access the ADU. This limited access does not grant use of the backyard, patio, or other outdoor areas reserved for the main house. * Utilities * Tenant is responsible for all utilities except water. * Water and landscaping service are included in the monthly rent. Water usage is expected to remain within reasonable residential levels. Excessive water consumption may result in additional charges. *Parking * Garage parking for up to two vehicles is included. * Vehicles must be currently registered, operational, and driven regularly. * Storage of inoperable vehicles, recreational vehicles, boats, trailers, or commercial equipment is not permitted without prior written approval. * The garage is intended primarily for vehicle parking and reasonable household storage. * On designated street sweeping days, ADU occupants may temporarily use the driveway during posted street sweeping hours only; such use does not create any ongoing parking rights or exclusive driveway access, and main house tenants shall reasonably accommodate this limited access.
