      Terms at 24452 Robie Ct

      1. LEASE TERM - This is a fixed-term lease of 12 months. - At the end of the lease term, the agreement will convert to month-to-month unless either party provides at least 60 days' written notice of non-renewal. 2. RENT & SECURITY DEPOSIT - Monthly Rent: $3,000 due on the 1st of each month. - Late Fee: If rent is not received within 3 calendar days, a late fee of 3% of rent ($90) will apply. - Security Deposit: $3,000 due prior to move-in. 3. EARLY TERMINATION - Tenant may terminate this lease early by: - Providing 30 60 days written notice, and - Paying an early termination fee equal to two months' rent ($6,000). - Tenant remains responsible for rent until a new tenant is secured or the lease term ends, whichever occurs first. - Landlord agrees to make reasonable efforts to re-rent the property. 4. UTILITIES & MAINTENANCE - Landlord Pays: Pool service/maintenance. - Tenant Pays: Electricity, gas, water, trash, internet, and palm tree maintenance. - Repairs: - Emergency issues must be reported immediately. - Landlord will address urgent repairs within a reasonable timeframe. 5. PETS, SMOKING & GUESTS - Pets: - One small pet allowed with no fee. - Additional pets or large dogs require a $300 deposit. - Smoking: Strictly prohibited inside the home. Violations will result in cleaning/repair charges. - Guests: - No more than 8 occupants total may reside at the property. - Guests staying longer than 14 consecutive days require landlord approval. 6. SUBLETTING & OCCUPANCY - Subleasing is not permitted without written landlord approval. - All occupants over the age of 18 must be listed on the lease. 10. MOVE-IN / MOVE-OUT - A move-in inspection will be completed at the start of tenancy. - Tenant must provide a minimum of 60 days written notice prior to vacating. - Property must be returned clean and in original condition. - Security deposit will be returned in accordance with California law, minus any applicable deductions. 11. ADU / GARAGE CONSTRUCTION DISCLOSURE Tenant acknowledges that the landlord plans to convert the garage into an Accessory Dwelling Unit (ADU) during or after the lease term. - Timeline: Construction start date is currently unknown but may occur during tenancy. - Work Hours: Work will take place during legally permitted construction hours. - Impact: Tenant understands there may be noise, dust, and temporary disruptions. - Access: Landlord and contractors may require reasonable access to exterior areas, driveway, or garage space with proper notice. - Parking Impact: Garage will not be available, and driveway access may be partially affected during construction. - No Rent Reduction: Tenant agrees that construction does not qualify for rent reduction or lease termination, provided the home remains habitable. 12.
