Lease terms

Pets are permitted only with prior written approval of Landlord. Approved pets are subject to a refundable pet security deposit, which shall be deemed part of the total security deposit and handled in accordance with California law. Tenant shall be fully responsible for any damage, odors, or disturbances caused by pets. No additional or replacement pets are permitted without Landlord's prior written consent. No Smoking Policy! This is a strictly non-smoking property. Smoking of any kind is prohibited inside the residence, garage, patios, and all interior spaces, including but not limited to cigarettes, cigars, pipes, vaping devices, and marijuana. Tenant shall be responsible for any remediation, cleaning, or damages resulting from violation of this policy. Utilities will be the responsibility of the tenant. Landlord covers all trash, hoa, pool and landscaping service. Tenant shall be solely responsible for all utilities and services associated with the Premises. Landlord shall not pay or reimburse utilities or HOA-related charges attributable to Tenant's occupancy. Tenant agrees to comply with all HOA rules and is responsible for any fines or violations caused by Tenant, occupants, or guests. Rent Payments / Lease Signing Requirements At lease signing, Tenant shall pay: First month's rent Last month's rent Security deposit (including any approved pet deposit) All funds must be paid in cleared funds prior to occupancy.
