Baseline approval requirements are: 2 yrs positive credit history, Minimum 2 yrs recent verifiable rental history as a Leaseholder (from the owner of the property or a management company), or mortgage history. No evictions for past 5 yrs. Rent includes Lot Rent and 90 gallon garbage bin picked up weekly. - Tenant Pays: Gas + Electric bill monthly average is $ 185 - Tenant Pays: Water + Sewer bill monthly average is $45 - Lease Term is 1 year, then month to month after the first year. Security Deposit is $1200. This amount is required, along with first month's rent, in full to rent this home. Home is available now, or we can hold for next month with payment of Security Deposit. - Pets: Maximum of 3 dog/cat combo is allowed, no more than 2 dogs or 2 cats. All cats/dogs must be spayed/neutered, including ESA animals. We require a PetScreening profile for each Dog and Cat, including ESA Animals. Monthly pet fees are $20/pet, there are no fees for ESA Animals. Aggressive breed dogs are not allowed. In addition, 2 birds, 2 hamsters and fish tanks up to 40 gallons are allowed. No other pets are allowed. No smoking or vaping in the home. 2 parking spaces provided.
