Lease Terms & Rental Policies Rental Rates- - Main House (3 Bed / 2 Bath) - $2,200/month with a 12-month lease - 6 month lease available on a case by case basis Detached Studio (Separate Entrance)- COMING SOON - $1,100/month with a 12-month lease - 6 month lease available on a case by case basis Lease Term- Reduced rental rates are offered for tenants who commit to a longer lease term. Move-In Requirements- - Security deposit due at lease signing. - Security deposit amount to be determined based on application and lease terms. Utilities- Tenant is responsible for: - Electricity - Gas - Water - Internet/Cable (if desired) Landlord provides: - Landscaping and yard maintenance Pet Policy- - Pets may be considered on a case-by-case basis with prior landlord approval. - Pets must remain outdoors and may not be kept inside the residence *Tenant is responsible for any pet-related damage or cleanup Smoking Policy- - No smoking or vaping is permitted inside the home, studio, garage, or any enclosed structure on the property. - Smoking or vaping outdoors is permitted only in designated outdoor areas and must be conducted away from doors, windows, and neighboring properties. Property Care & Maintenance- - Tenants are expected to maintain the property in a clean and sanitary condition throughout the lease term. - To help preserve the property and prevent costly repairs, tenants must promptly report any maintenance concerns, leaks, plumbing issues, appliance malfunctions, safety hazards, or other property-related concerns. - Failure to report known issues in a timely manner may result in tenant liability for additional damages caused by delayed reporting. Application Requirements- Qualified applicants should be able to demonstrate: - Stable employment and verifiable income - Positive rental history (when applicable) - Ability to meet monthly rent obligations - Satisfactory background screening, which may include credit, criminal, eviction, and rental history checks Property Layout & Privacy- - The property includes a detached private studio with its own separate entrance. Detached studio is leased separately and has its own private entrance. The main house and studio are intended to operate as independent residences. - Additional details regarding property layout, parking arrangements, shared areas (if any), and privacy accommodations are available upon request.
