Safety No illegal drugs or illegal activity on the property. Firearms, ammunition, explosives, and other weapons are prohibited on the property, including in rented rooms, common areas, vehicles parked on the property, and storage areas, except as required by applicable law. Candles, open flames, or other fire hazards are prohibited unless approved. Access Tenant may not provide keys, access codes, or access credentials to anyone else. Lost keys may result in a replacement fee. Guests Overnight guests may not stay more than two consecutive nights without prior approval. Tenant is responsible for the conduct of their guests. Guests may not establish residency or receive mail at the property without prior written approval. Cleanliness Tenants are expected to clean up after themselves and keep shared/common areas reasonably clean and free of clutter. All occupants share responsibility for maintaining the cleanliness of common areas, including the kitchen, living room, hallways, and shared bathrooms. Personal belongings, outside of cooking supplies in the kitchen, may not be stored in common areas without approval. Kitchen Tenants are expected to clean dishes, cookware, countertops, and other kitchen surfaces after use. Food left in common areas may be discarded if it creates sanitation concerns. Smoking No smoking, vaping, or use of tobacco, cannabis, or similar products inside the home. Smoking paraphernalia may not be left in shared/common areas. Parking Parking is limited to legal street parking only. No parking spaces on the property are included with the rental unless otherwise agreed in writing. Tenant and guests must comply with all posted parking restrictions, street sweeping schedules, permit requirements, and local parking regulations. Owner is not responsible for parking citations, towing, theft, or damage to vehicles. Noise & Quiet Hours Tenants and guests are expected to be respectful of other occupants and keep noise at a reasonable level, particularly during late-night and early-morning hours. Because occupants may have varying work schedules, tenants and guests are expected to be mindful of noise and avoid activities that unreasonably disturb others. Maintenance Tenant shall promptly report any maintenance, safety, plumbing, electrical, pest, or water-related issues to the owner. Tenant shall be responsible for any damage caused by negligence, misuse, or violation of these rules. Pets No pets without prior written approval.
