Lease terms

Lease duration is 12 months (though longer lease terms can be considered by Owner on a case by case basis). Rent is due on or before 5:00pm on the 1st of the month. Renter is responsible for paying first month's rent security deposit + first month's rent up front. Applicants should have verifiable household income of at least three times the monthly rent, a positive rental history, and successfully complete credit and background screening. Renter is responsible for covering all utilities, as well as contacting all utility companies to establish and discontinue service. Washer and Dryer to be provided by the Renter. Renter also responsible for maintaining lawn (mowing, watering the lawn with sprinkler system, and maintaining grounds). Renter is responsible for shoveling driveway and sidewalks and is asked to not use salt or similar snow melting materials in order to keep the concrete in as good of condition as possible. Both lawncare and snow shoveling services can be maintained by the owner for an additional charge on top of the monthly rent, or renter can hire those services out as well. This is a no smoking property. Certain pets are allowed on a case-by-case basis - to be reviewed by Owner. If the owner permits the pet to be allowed on the property, there will be a $250 nonrefundable pet deposit. The monthly Rent amount for the property will be increased by the amount of $25 per pet, per month over the amount set forth in this Lease for any pets UNDER 50 lbs. This monthly rent amount will be increased to an additional $50 per pet, per month for pets OVER 50 lbs. Renters must have active renter's liability insurance at the time of lease signing and show proof of insurance. Preferred methods of rent payment will be shared by Owner upon having application accepted.
