One year lease. Tenant must pay for all utilities; water/trash, electric & gas. Renter's insurance recommended, but not required. No smoking inside or on decks. All adults living in the home must apply through Zillow. Pets considered, and approved pets must have a non-refundable pet deposit and additional per-month pet fee. Utilities: water has been $52.70/mo, electric varies, but most recently with the summer heat is $87.47 (winter is cheaper, $40-60), and the gas bill most recently was $62.27 (winter is more expensive, $100-$165). Obviously, the electric & gas depend on how hot/cold you keep the thermostat, and therefore will vary from these averages.
