Lease terms

**Community Amenities** - Access to community swimming pool, fitness center, clubhouse, and common areas - Use of amenities is subject to all community/HOA/management rules - Tenant uses all amenities at their own risk - Tenant is financially responsible for any damage they or their guests cause to amenities or common areas - Violations of community rules may result in loss of amenity privileges **Parking & Garage** - Use of one designated side of attached two-car garage for personal vehicle and limited storage - No blocking or storing items in areas reserved for landlord or other occupants - Garage area must be kept clean, organized, and free of trash, hazards, strong odors, or pests - No mechanical repairs, fluid changes, painting, woodworking, or high-noise/fume activities without written approval - No storage of illegal items, unsecured firearms, explosives, propane tanks, dangerous chemicals, or hazardous materials - Tenant must keep garage doors and entry points secured when not in use - Tenant is financially responsible for any damage they or their guests cause to the garage or related systems **Smoking/Vaping Policy** - Strictly no smoking or vaping of any kind inside the home, bedroom, bathroom, garage, or interior common areas - No smoking in any area where smoke/odor could enter the residence (doors, windows, vents, or air systems) - Tenant is responsible for ensuring guests follow the no-smoking policy - Tenant is financially responsible for any cleaning, odor removal, repainting, carpet cleaning, or repairs due to smoking or vaping - Violations may result in termination of tenancy **Guests** - Occasional guests allowed - Overnight guests limited to no more than 2 nights per calendar month without prior written approval from landlord - Tenant is fully responsible for the conduct and actions of all guests - Guests must follow all house rules (noise, parking, smoking, amenities, etc.) - No guest may establish residency, receive mail, or store belongings on a permanent basis without written consent - Excessive or unauthorized guest stays may result in termination of tenancy
