Tenant is permitted to use the community amenities made available by the complex, including but not limited to the swimming pool, fitness center, clubhouse, and common areas, subject to all rules and regulations established buy the property owner, homeowners association, or management company.
Tenant agrees to use all amenities at Tenant's own risk. Landlord shall not be responsible for any injury, loss, damage, theft, or accident occurring in connection with Tenant's use of the amenities.
Tenant shall be solely responsible for any damage caused by Tenant, Tenant's guests, or invitees to the community amenities or common areas. Tenant agrees to reimburse Landlord for any charges, fines, repair costs, or penalties assessed as a result of such damage or misuse.
Violation of community rules regarding amenities may result in loss of amenity privileges and may constitute a violation of this rental agreement.
Tenant shall have exclusive use of the designated bedroom located on the premises and shall [have private use of the assigned bathroom / share the bathroom with other occupants of the residence]. Tenant agrees to maintain the bedroom, bathroom, and all shared living areas in a clean, sanitary, and respectful condition at all times. Tenant may use common areas of the residence, including the kitchen, living areas, laundry facilities, and community amenities, subject to the rules established by Landlord. Tenant shall clean all dishes, cooking utensils, countertops, and kitchen areas immediately after use and properly dispose of all trash and food waste. Tenant shall only consume food or beverages personally purchased by Tenant unless otherwise authorized by Landlord. Any designated refrigerator, freezer, or pantry storage areas assigned to Tenant shall be kept orderly and sanitary. Tenant agrees to comply with all community and property rules regarding the use of amenities, including but not limited to the pool, fitness center, clubhouse, parking areas, and common spaces. Tenant uses such amenities at Tenant's own risk and shall be financially responsible for any damage caused by Tenant or Tenant's guests to the property, furnishings, appliances, amenities, or common areas. Tenant further agrees to conduct themselves in a respectful manner that does not disturb other occupants of the residence or neighboring residents.
Tenant shall be permitted to use one designated side of the attached two-car garage solely for the parking of Tenant's personal vehicle and reasonable storage of approved personal items. Tenant shall not occupy, block, or store items in the portion of the garage reserved for Landlord or other occupants. Tenant agrees to keep the assigned garage area clean, organized, and free from trash, hazardous materials, flammable substances, strong odors, pests, or conditions that may create a safety hazard or interfere with access to the property. Mechanical repairs, vehicle maintenance involving fluids, painting, woodworking, or any activity creating excessive noise, fumes, or damage shall not be permitted in the garage without prior written approval from Landlord. Tenant shall not store illegal items, firearms not properly secured, explosives, propane tanks, chemicals, or any dangerous materials within the garage area. Garage doors, entry doors, and access points shall remain secured when not in use. Tenant shall immediately report any damage, malfunction, leaks, or safety concerns involving the garage. Tenant shall be financially responsible for any damage caused by Tenant or Tenant's guests to the garage, garage door system, storage areas, walls, flooring, or related property. Failure to maintain the garage area in a clean and safe condition may result in loss of garage privileges and may constitute a violation of this rental agreement.
Smoking, vaping, the use of electronic cigarettes, marijuana, cigars, pipes, or any other smoking-related products shall be strictly prohibited inside the residence, including the rented bedroom, bathroom, garage, and all common or shared interior areas of the property. Smoking shall also be prohibited in the garage and within any area where smoke, odors, or residue may enter the residence through doors, windows, vents, or air systems. Tenant shall be responsible for ensuring that Tenant's guests comply with this policy at all times. Tenant agrees not to leave cigarette butts, ashes, vaping materials, or smoking-related waste anywhere on the property except in designated outdoor disposal areas approved by Landlord. Any damage, odor removal, cleaning costs, repainting, carpet cleaning, or repairs resulting from violation of this no-smoking policy shall be the sole financial responsibility of Tenant. Violation of this policy may constitute a material breach of the rental agreement and may result in termination of tenancy.
Tenant may have occasional guests on the premises; however, overnight guests shall be limited to no more than two (2) nights per calendar month unless prior written approval is obtained from Landlord. Tenant shall be fully responsible for the conduct, behavior, and actions of all guests while on the property. Guests shall comply with all terms, rules, and conditions of this rental agreement, including noise restrictions, parking rules, smoking policies, and use of common areas and amenities. Tenant shall not permit any guest to establish residency at the property, receive mail at the address, store personal belongings on a permanent basis, or remain on the premises beyond the permitted guest period without Landlord's written consent. Excessive or unauthorized guest stays may constitute a violation of this rental agreement and may result in termination of tenancy.
