Lease terms

Fully furnished rental with a 30-day minimum stay. Flexible lease terms from 1 to 6 months are available, subject to availability and owner approval. First month's rent, the security deposit, and all applicable move-in fees are due before move-in and lease commencement. Utilities: Monthly rent includes a combined utility allowance of up to $400 per month for electricity, water, natural gas, and internet service. The $400 allowance is a combined monthly limit, not a separate allowance for each service. Any unused portion does not roll over, accumulate, reduce rent, or create a credit. If the total monthly utility charges exceed $400, the tenant is responsible for paying the full amount above the allowance. Copies or a summary of the applicable bills will be provided by email or text message. Utility overages must be paid within five calendar days after notice is sent. Any unpaid utility reimbursement will be considered an amount due under the lease. Any unpaid balance remaining at the end of the tenancy may be deducted from the security deposit as permitted by the lease and applicable law. The tenant remains responsible for any balance exceeding the security deposit. Pet and Assistance Animal Policy: A one-time, non-refundable pet fee of $100 per approved pet is due at lease signing and before move-in. All pets must be disclosed and approved in writing before move-in. Pet fees do not apply to qualified service animals or assistance animals as required by applicable law. Regardless of whether an animal is a pet, service animal, or assistance animal, the tenant is responsible for any damage caused by the animal beyond ordinary wear and tear. This includes, but is not limited to, damage to flooring, carpet, furniture, doors, walls, landscaping, appliances, bedding, and other property. The tenant is also responsible for additional cleaning, deodorizing, flea or pest treatment, waste removal, and repair costs resulting from the animal. These charges may be deducted from the security deposit as permitted by the lease and applicable law, and the tenant remains responsible for any amount exceeding the security deposit. Property Rules: No smoking, vaping, illegal drug use, parties, events, excessive noise, or unauthorized guests are permitted. The property may be used only as a private residence. Subleasing, assignment of the lease, commercial use, and listing or advertising the property on any rental platform are prohibited without the owner's prior written approval.
