Lease Terms: 1. Utilities: Tenants are responsible for all utilities (e.g., water, electricity, gas, WiFi, trash). 2. Smoking Policy: Smoking is strictly prohibited inside the home. 3. Pets: Up to two pets are allowed on the property. A $200 non-refundable pet move-in fee is required. Cats are not allowed on the property. Tenants are responsible for any pet-related damages. 4. Maintenance and Repairs: Tenants must promptly report any damages or maintenance issues to the landlord for timely repair. Failure to report significant damages may result in tenant liability. 5. Background Screening: A background screening is required for all tenants and will be funded by the tenant. The cost of the background screening will be credited toward the first month's rent. 6. Move-In Requirements: First month's rent and a security deposit equal to one month's rent are due upon move-in. A $200 non-refundable move-in fee is required at lease signing. 7. Additional Terms: The home is available for lease at listed price unfurnished. Furnished option is available upon request. Lease terms are flexible, with 6-month and 12-month options available.
