1. **Non-refundable Pet Fee Tenant agrees to pay a non-refundable pet fee of $350 per pet upon signing this lease agreement. Pet rent is $75.00 per pet per month. 2. **Additional Terms for Lower Credit Scores Applicants with credit scores below a certain threshold may be subject to additional terms and conditions as determined by the landlord or property management company. These terms may include, but are not limited to, a higher security deposit, cosigner requirement, or a shorter lease term. 3. **Flexible Lease Terms The standard lease term is 3 months. However, the landlord also offers flexible lease terms of less than 3 months, with a minimum duration of 30 days. Monthly rental rates for terms shorter than 3 months will vary depending on the length of the lease agreement. Tenants interested in shorter lease terms must consult with the landlord to determine the applicable monthly rate. 4. **Pet Policy Tenant agrees to abide by the pet policy outlined in this lease agreement. This includes but is not limited to, ensuring that pets are kept under control at all times, preventing excessive noise or disturbances, and promptly cleaning up after pets on the premises. Failure to comply with the pet policy may result in additional fees or termination of the lease agreement. 5. **Security Deposit In addition to the non-refundable pet fee, tenants with pets may be required to pay an additional security deposit. The amount of this deposit will be determined by the landlord and is intended to cover any damages caused by pets beyond normal wear and tear. 6. **NO SMOKING Smoking of any type including vapes is strictly prohibited. 7. **No Illegal Drug Use or Possession Illegal drug use is strictly prohibited.
