Owner pays all utilities including water, sewer, trash, gas, and electric. Xfinity internet/WiFi is included. Lease duration is flexible. First month's rent plus a security deposit are due at signing. Rent is due at the end of each month; Venmo is the preferred payment method. A $20 late fee applies, though this is negotiable if the renter communicates in advance. No pets allowed. No smoking of any kind on the property, including tobacco, marijuana, and vaping -- discovery of any substances may result in termination of the rental agreement. Renter is responsible for keeping the unit clean and shoveling snow on their own staircase. Minor repairs are the renter's responsibility; major maintenance will be handled by the owner. Short-term guests are welcome; no long-term guests or subletting permitted. Street parking only. Renters insurance is not required. Owner may access the property at any time with advance notice (main water on/off unit is located downstairs). Renter is also given a four-digit access code for basement entry along with a separate pair of physical keys. Renter has their own designated garbage bins with shared recycling. The owner is not liable for theft, loss, or damage to the renter's personal belongings. Early termination of the lease will result in forfeiture of the security deposit. A joint move-in and move-out walkthrough will be conducted to document the condition of the property. Renter must provide 30 days written notice prior to vacating.
