Heat and electricity are billed separately each month based on actual usage above the landlord's prior-year same-month baseline conservation-minded tenants benefit directly. First and last month's rent plus security deposit are due in full before move-in. Credit and background check required fee paid by applicant. Minimum credit score 620 and monthly income of at least 2x rent ($3,800) required. Renter's insurance required with minimum $100,000 liability coverage. This is a mountain property at 10,500 feet with wildfire risk, icy exterior steps in fall, and an unplowed flagstone patio. Typically costs $10 20/month. No pets. No smoking of any kind anywhere on the property indoors or outdoors. One assigned outdoor parking space included; Second car can be negotiaged. Tenant is responsible for snow shoveling at the private entrance and flagstone patio, and for promptly reporting any maintenance issues to the landlord by text.

1. Tenant Welcome & General Information Welcome to Placer Valley! I'm Aki and I live upstairs. I'm happy to help with anything you need the best way to reach me is by text, anytime between 8AM and 8PM. A couple of things to know upfront: since this is an A-frame chalet, you may occasionally hear sounds from upstairs footsteps, movement, or my 80lb Bernedoodle. I've done my best to minimize this with double rugs and padding throughout, but wanted to be transparent about it. If you love mountain living and decide you'd like to extend your stay beyond October 30, just reach out we can discuss it. 2. House Layout The apartment has a private French door entrance from the flagstone patio. The furnace room is located in the lower level and I may occasionally need access with 24 hours advance notice. You're welcome to use the furnace room for limited storage, and the shed on the property is also available if you need more space. 3. Household Supplies Basic household supplies (toilet paper, paper towels, trash bags, cleaning supplies, linens, and towels) will be provided at move-in. After that, restocking is the tenant's responsibility. 4. Guests Overnight guests are welcome. If a guest stays longer than one week, please give me a heads up by text. No long-term additional occupants without prior written agreement. 5. Kitchen The kitchen is fully equipped please keep it tidy as you go. Clean up after cooking and leave shared surfaces clear. Treat it as you would your own home. 6. Appliances Washer/Dryer: Full-size units are in the dedicated laundry room please don't overload them. Gas Fireplace: For ambiance and supplemental heat. Please follow standard fireplace safety never leave it unattended and ensure it is fully off before sleeping or leaving the apartment. Starlink Internet: A satellite dish is already installed on the property. You'll need to set up your own Starlink account it's straightforward and can typically be activated within a day. I'm unable to share my account as I have a contracted data plan and work remotely from home. 7. Garbage & Recycling Garbage pickup is every Tuesday morning, around 7:30 8:00AM. To prevent wildlife from getting into the trash, please keep all garbage bags inside the garage until Tuesday morning, then bring the bin to the curb before 7:30AM. There is no curbside recycling in Alma. If you'd like to recycle, drop-off centers are available at: Breckenridge Recycling Center (~25 min) Fairplay Recycling Center (~10 min) 8. Parking & Vehicles One assigned parking space is included located on the left side of the garage building. Please park only in your designated spot. Additional vehicles must be approved in advance. Winter note: If it snows, the tenant is responsible for shoveling their patios. Driveway will be plowed by owner. Snow removal tools are available on the property. 9. Security There is no alarm system. Please lock the French doors whenever you leave the apartment. Keep windows closed and latched when not home mountain weather can change quickly. 10. Smoking & Pets No pets of any kind permitted in the apartment. No smoking of any substance anywhere on the property indoors or outdoors. We are in a high-altitude pine forest with serious wildfire risk. No open flames, fire pits, or burning of any kind outside. 11. Miscellaneous Weather & Safety Notify Aki immediately if there's a water leak, pipe issue, or any sign of frozen pipes in winter Roads can be icy and snowpacked a 4WD or AWD vehicle with snow tires is strongly recommended Do not leave windows or French doors open during rainstorms weather can change suddenly at altitude Heat & Energy Do not leave the gas fireplace running overnight or when leaving the apartment Keep exterior doors closed to preserve heat this directly affects your monthly heat bill Property Care Do not hang anything on the walls without prior approval Report any damage or maintenance issues promptly by text to Aki Do not leave food outside bears and wildlife are active in the area Noise Be mindful of noise levels given the shared structure conversations and music carry easily in a chalet Vehicles A 4WD or AWD vehicle is strongly recommended, especially September October when early snowfall is common
