Lease terms

HOA takes care of lawn maintenance in common areas and snow removal on roads and walkways, ensuring a hassle-free living experience. A security deposit of one month rent is required upon signing the lease. Utilities: The tenant is responsible for paying electricity, gas, water and trash removal bills. Owner will pay HOA and sewer bill. Tenant is also responsible for lawn mowing and maintenance including timely weed and feed for a healthy lawn, snow cleaning from sidewalks and driveway in winters. Smoking Policy: No smoking is allowed inside the property. This includes cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices. Maintenance and Repairs: The tenant must maintain the property in a clean and habitable condition. The tenant must promptly report any damages or necessary repairs to the landlord. The tenant is responsible for any damage caused by negligence or misuse of appliances or any other equipment / material provided by the landlord. Property Access & Inspection: The landlord reserves the right to enter the property for inspections, maintenance, or repairs with 24 hours' notice, except in emergencies where no notice is required. Subletting: Subletting the property or any part thereof is not permitted. Termination: The lease may be terminated by either party with a 60-day written notice. If the tenant breaks the lease before the end of the term, they are responsible for rent until a new tenant is found or until the lease term ends, whichever comes first.
