Lease terms

All people over the age of 18 who will be living in the unit must fill out an application and pay the application fee. QUALIFICATIONS: - Income: Total monthly household income (pre-tax) must be at least 3x the rent of any property, favorable work history (short duration of job history can effect applications), monthly debt must not exceed 45% of your monthly pre-tax income - Rental: No evictions, judgments, or collections from a previous landlord in the last 7 years, favorable rent history Including not currently bound to an existing lease longer than 30 days. No current debt to a previous landlords. - Credit: No bankruptcies last 12 months, a credit report will be obtained on all applicants to verify credit ratings. Income plus verification of credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels. This credit scoring model will include positive and negative payment history for lines of credit, usage of credit, credit history, credit availability, inquiry history, and student loans. Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, foreclosures, charge-off, repossession, absence of credit, and current delinquency. - Criminal: A criminal background check that reveals no violent felonies and no history of multiple misdemeanors or violent misdemeanor offenses that could lead to safety issues for the home or the neighbors near the home. REQUIRED DOCUMENTATION: Please provide the following with your application. All of the following items must be turned in in order to have a completed application. They can be submitted online with your application or emailed to us. - Personal Identification: Copy of your driver's license and social security card. - Pay History: Copies of your paycheck stubs for two most recent pay periods. - Bank Statements: Copies of your last two months bank statements. - Relocation: If this is a relocation, then a letter from your employer on their letterhead stating your annual salary or estimated yearly earnings will suffice. - Self-Employed: If you are self-employed, please provide copies of last two years tax returns. Tenant is responsible for all utilities (water, gas, power). Owner pays for landscaping/yard maintenance. One year lease.
