Lease Term Description: Utilities, Rules & Household Policy Lease Structure: Individual room lease with shared responsibility for common areas. Lease Duration: 12-Month Lease or Academic Year option. Occupancy: Strict Single Occupancy per room. Quiet Hours, No Parties & Neighborhood Respect No Parties or Large Events: Large gatherings, house parties, and loud social events are strictly prohibited on the property at all times. Neighborhood Respect: Tenants must respect neighbors by keeping noise levels down, strictly avoiding disturbances, and keeping the front yard and driveway clear of excess vehicles and trash. Quiet Hours: 10:00 PM 7:00 AM (Sunday Thursday) and 11:00 PM 8:00 AM (Friday Saturday) to maintain a peaceful environment for studying and neighbors alike. Utility Responsibilities (Tenant-Managed) Tenant Responsibility: Tenants are 100% responsible for setting up, maintaining, and paying for all utility services (Electricity, Gas, Water, Sewer, Trash, and High-Speed Internet). Equal Split: Costs are to be divided equally among all housemates (split 5 ways currently; split 6 ways when the 6th bedroom is active). Self-Coordination: Housemates manage utility bill collecting internally (using tools like Splitwise, Venmo, or Zelle). Landlord does not manage or bill for utilities. Additional Core Rules Common Area Maintenance: Kitchen, living room, and shared bathrooms must be kept clean and organized by all housemates. Guest Policy: Overnight guests allowed up to 2 consecutive nights with prior notice to housemates (maximum 7 nights total per month). No Smoking/Vaping: 100% smoke-free property indoors and outdoors. Guarantor Required: Cosigner/parent guarantee required for students without independent credit or income.
