Lease terms

Lease Term: Minimum 6-month lease. After the initial term, the lease automatically converts to month-to-month unless terminated by either party with proper written notice. Utilities: All utilities included (water, electricity, gas, and trash). Tenant agrees to reasonable usage. Occupancy: Maximum of 2 occupants allowed. An additional occupant may be considered with landlord approval for $100 per month per additional person. Pets: No pets allowed. Smoking: No smoking inside the unit or anywhere on the property. Parking: Street or driveway parking available depending on availability. Move-In Requirements: First month's rent Security deposit Both must be paid prior to move-in. Tenant Qualification Requirement: Applicants may be asked to provide proof of income or financial capability to ensure rent affordability. For traveling nurses, contract workers, or professionals on temporary assignments, applicants must provide: Proof of work contract or assignment (if applicable) Verification that their bank account or income can cover at least 3 months of rent This helps ensure financial stability for the duration of the lease.
