MAKE SURE YOU USE GOOGLE MAPS when locating the address. The one on APPLE MAPS takes you to a church for some reason! We love our home. Sadly, we are moving, but we've truly enjoyed our neighborhood over the past few years. Our neighbors (Unit A) own their home and have become some of our closest friends. They are a quiet couple who are incredibly supportive and caring. The surrounding neighbors have also lived in the community for many years, which creates a very welcoming and established feel. THE AREA We've seen great growth in the area over the past couple of years, with new businesses opening nearby (e.g., All or Nothing Bagels, Bag Lady's Fry Joint, Tio Fun, and The Loading Dock Cafe). We're also just a 5-8 minute drive to Germantown, 5-8 minutes to The Nations, 4 minutes to Highway 65, and about 10 minutes to downtown. THE HOUSE Located on a quiet street with friendly neighbors, the home is just down the road from Looby Community Center and the Nashville Public Library, as well as a new park beside Hull-Jackson Montessori School. INSIDE THE HOUSE The home is spacious, bright, and quiet. We purchased it new, and the builder showed tremendous attention to detail and quality. Recently, we installed new flooring throughout the entire downstairs after a burst pipe during the big freeze damaged a few planks. Insurance covered a full replacement, as matching the original wood would have been difficult. The downstairs now features brand-new flooring and freshly painted walls. ROOMS The living room is spacious, with an open-concept layout connecting to the kitchen. We had a 75-inch screen mounted above the fireplace, along with a large L-shaped couch and ottoman. One of our favorite features is being able to open the living room door on a nice day and step directly out to the patio, BBQ area, and grass space. FRONT OFFICE / DOWNSTAIRS ROOM We used the front room as an office, but it easily fits a queen-size bed, dresser, etc. It's bright and overlooks the street, with a bathroom conveniently located beside it. UPSTAIRS There are two large bedrooms, each with its own ensuite bathroom and closet. There is also a third, smaller room that worked perfectly as our child's bedroom, with a full bathroom located right next to it. PARKING The driveway is shared with Unit A, with space for two cars on our side. There is also plenty of street/free parking RESTRICTIONS - no smoking - Pets can be negotiated UTILITIES - gas/electric/water/internet are not included. MAINTENANCE - We would ask our tenants to maintain the grass at the front and the back. We will provide a lawnmower and a leaf blower. Both the front and back areas take a total of 10 minutes to cut. INCLUDED Microwave, Dishwasher, Laundry (Washer and Dryer). We also have the property sprayed for pests (quarterly). WHEN CAN WE MOVE IN?! The property will be ready for a July 1st move-in. VIEWING - we have decided to remove the open house viewing for Saturday May 16th and stay with appointment only! Please feel free to book an open time slot!! Terms at 2412 18th Ave N

Lease term is one year (with a one-month security deposit). We are open to negotiating a longer stay for the right tenants. First month's rent and the security deposit are due upon signing. Renters will be responsible for utilities (gas, electricity, water, internet, etc.). We also ask that renters maintain the front and backyard lawn (this takes approximately 10 minutes). A lawn mower and leaf blower will be provided.
