**Lease Terms and Conditions** 1. **Lease Term This Lease Agreement shall be for a fixed term of twelve (12) months. 2. **Utilities Tenant shall be solely responsible for establishing and paying for all utilities and services associated with the Property during the lease term, including but not limited to electricity, gas, water, sewer, trash, internet, and cable services, unless otherwise agreed to in writing by the Landlord. 3. **HOA Assessments and Violations Landlord shall remain responsible for payment of all regular quarterly Homeowners Association (HOA) assessments. Tenant agrees to comply with all HOA rules, regulations, and community guidelines. Tenant shall be financially responsible for any fines, penalties, fees, or costs resulting from HOA violations caused by Tenant, members of Tenant's household, guests, or invitees. 4. **Pets One (1) small pet may be permitted upon Landlord's prior written approval. Tenant shall be responsible for any damage caused by the approved pet and shall comply with any additional pet requirements outlined in this Lease. 5. **Property Damage Tenant shall maintain the Property in a clean and sanitary condition and shall promptly notify Landlord of any maintenance concerns. Tenant shall be responsible for the cost of repairing any major damage to the Property resulting from the negligence, misuse, intentional acts, or omissions of Tenant, members of Tenant's household, guests, or invitees, excluding normal wear and tear. 6. **No Smoking Smoking of any kind, including cigarettes, cigars, pipes, vaping devices, and marijuana, is strictly prohibited inside the residence. 7. **Security Deposit Upon execution of this Lease, Tenant shall pay a security deposit equal to the amount of the first month's rent plus the last month's rent. The security deposit shall be held and administered in accordance with applicable state law and may be used to cover unpaid rent, damages beyond normal wear and tear, or other amounts permitted by law.
