# Additional Lease Terms & Property Rules Utilities Rent includes **water, sewer, monthly HOA fee, trash collection**. Tenant is responsible for all other utilities unless otherwise stated in the lease agreement. Lease Term The minimum lease term is **twelve (12) months**. Parking & HOA Requirements The lease includes **one (1) assigned garage parking space, and one permit parking**. Additional parking permits may be acquired. All occupants and vehicles must comply with the applicable Homeowners Association (HOA) rules and regulations. Tenant shall register all occupants and vehicles with the HOA, if required. Any fines or penalties resulting from the Tenant's or Tenant's guests' violation of HOA rules shall be the Tenant's responsibility. No Smoking Policy Smoking, vaping, or the use of any tobacco, cannabis, or similar products is strictly prohibited inside the residence, garage, patios, balconies, and any other areas where smoke or odors may enter the property. Tenant shall be responsible for all costs associated with cleaning, deodorizing, repairing, repainting, replacing flooring, or otherwise restoring the property due to smoking-related damage. Such costs may be deducted from the security deposit to the extent permitted by Arizona law. Tenant remains responsible for any costs exceeding the amount of the security deposit. Pet Policy Pets are permitted only with prior written approval from the Landlord. If pets are approved, Tenant shall maintain renters insurance with liability coverage that includes the approved pets, if available through the insurer. Tenant assumes full responsibility for any injury, damage, or loss caused by their pets and agrees to indemnify and hold the Landlord harmless from any claims, liabilities, or expenses arising from the pets. Tenant is responsible for all pet-related damages to the property. Maintenance Responsibilities The Landlord is responsible for maintaining the property's major systems and structural components, including but not limited to: * Heating and air conditioning (HVAC) * Plumbing systems * Electrical systems * Roof * Structural components * Other items constituting normal wear and tear This responsibility does not include damage caused by Tenant negligence, misuse, abuse, unauthorized alterations, or failure to promptly report maintenance issues. Maintenance Requests Tenant shall notify the Landlord as soon as reasonably possible after discovering any maintenance issue. Prompt reporting helps prevent additional damage and allows repairs to be completed in a timely manner. The Landlord will make reasonable efforts to respond promptly to maintenance requests. Emergency situations involving water leaks, loss of electrical service, HVAC failure during extreme temperatures, or other conditions affecting the habitability of the property will receive priority. Repair completion times may vary depending on contractor availability, parts, weather conditions, HOA requirements, or other circumstances beyond the Landlord's control. For emergencies involving active plumbing leaks, electrical hazards, or other urgent maintenance concerns, Tenant shall notify the Landlord immediately. Property Condition & Move-In Inspection Tenant is encouraged to thoroughly inspect the property before taking possession. Within **five (5) days** of move-in, Tenant shall provide the Landlord with photographs and written documentation of any existing damage or deficiencies. Failure to report visible conditions within this period may result in those conditions being presumed to have occurred during the tenancy, except for latent defects not reasonably discoverable during inspection. Cosmetic imperfections or conditions that do not materially affect the habitability or intended use of the property may not qualify for repair or replacement at the Landlord's discretion. Property Damage Tenant shall maintain the property in a clean and safe condition throughout the lease term. Tenant shall be responsible for repairing or reimbursing the Landlord for any damages beyond normal wear and tear caused by the Tenant, occupants, guests, or pets. Repair costs may be deducted from the security deposit as permitted by Arizona law. Move-Out Cleaning A **non-refundable move-out cleaning fee of $300** shall be due upon termination of the lease to cover professional cleaning of the residence. This fee is separate from any deductions that may be made from the security deposit for damages beyond normal wear and tear. Emergency Contact Information All adult occupants shall provide current contact information, including emergency contact information, to the Landlord. Tenant shall promptly notify the Landlord of any changes to this information during the lease term. General Communication Tenant agrees to promptly communicate any concerns affecting the safety, habitability, or condition of the property. Written communication via the method designated by the Landlord is preferred whenever practical to ensure accurate documentation of maintenance requests and other lease-related matters.
