Lease terms

AVAILABLE 7/1/2026 Monthly Rent: $2,095 Tenant is responsible for water, sewer, gas, electricity, cable/internet, and any other utilities not specifically provided by the landlord. PET POLICY Small pets may be considered on a case-by-case basis. If approved, the following charges will apply: $150 non-refundable pet fee per pet $35 monthly pet rent per pet APPLICATION & SCREENING Applicants must complete Zillow's application process, including credit and background screening. Any application and screening fees are paid directly to Zillow and are non-refundable. Proof of income is required. The landlord reserves the right to approve or deny any application based on credit history, background screening, rental history, income verification, and other relevant factors. HOLDING FEE Upon application approval, a $250 holding fee is required within 24 hours to reserve the property. If the approved applicant elects not to proceed with the lease, the holding fee will be forfeited. If the lease is executed and the tenant takes possession of the property, the holding fee will be credited toward move-in funds. MOVE-IN COSTS The following amounts are due on or before the move-in date: First month's rent: $2,095 Security deposit: $2,095 Non-refundable move-out cleaning fee: $450 Total move-in funds due: $4,640 Additional pet fees and pet rent, if applicable, are not included in the amount above. ADDITIONAL TERMS Short-term rentals, including Airbnb, VRBO, and similar platforms, are strictly prohibited. Any violation of this provision will constitute a material breach of the lease agreement.
