Lease terms

Move in is based on: - Credit/background and reference check - 1st month, last month + one month's rent worth of security deposit collection $11,400 to move in - Tenant agrees to all HOA rules in the community. Including but not limited to: - Minimal-no street parking - Downtime after 10:00 PM every day - Respecting neighbors' rights - Keeping the property in good condition - Making monthly payments ontime - Not displaying bulky items on front porch - Not making any modifications to the property's appearance - Not leaving the garage door open when not occupied at all times - Pulling garbage can back in immediately after removal services are completed - The tenant is responsible for all utility and service setup and payments, including "Calling Roseville Utility for Electricity & Garbage/Recycling" and PG&E for gas service setup. NOTE: Water and Sewer bill will stay in landlord's name, but the tenant agrees to pay the bill on monthly basis to the landlord, as landlord will pay that on behalf of the tenants - The tenant establishes rental insurance for the entirety of the lease term - For the convenience of the tenant: The tenant is to notify the landlord for any immediate maintenance needs, and for anything up to $250, the tenant will work directly with professional service providers and take care of the fixes and any maintenance issues "that are pre-discussed with the landlord." This way, the tenant is not forced to match the timing that the landlord sets with any maintenance resources; the tenant can schedule directly and the agreed-upon amount, will be credited towards next month's rent payment - Honoring the term of lease is required by both, the tenant and landlord; breaking a lease contract, will require full payment of the remaining lease term and will result in the loss of security deposit - The tenant agrees to give 60 days' notice if they are not extended the lease agreement to a longer term, and will work with the landlord in scheduling showing of the property to new prospects by appointment - The tenant agrees to occasional walk-throughs and inspections of the property.
