Lease Terms Minimum 12-month lease. All applicants and occupants are subject to owner and Audubon Condominium Association approval. First month's rent and required security deposits must be paid before move-in. Included in Monthly Rent The owner provides: cable television package Ultra high-speed internet service One assigned covered parking space One additional uncovered parking space Maintenance and repairs not caused by the tenant, occupants, guests or pets Tenant Responsibilities The tenant is responsible for: Electricity through Duke Energy Water and related utility charges through Oates Energy Maintaining an active renters insurance policy throughout the lease Damage caused by the tenant, occupants, guests or pets beyond ordinary wear and tear Complying with all Audubon Condominium Association rules and regulations Security Deposit A total security deposit equal to one month's rent is required. For monthly rent of $2,295, the total security deposit is $2,295, consisting of: $250 required by the Audubon Condominium Association $2,045 held by the landlord as the tenant's security deposit Security-deposit funds will be handled in accordance with Florida law and the signed lease agreement. Keys and Access Devices At move-in, the tenant will receive: Two front-door keys Two electronic vehicle gate and clubhouse access cards Front-door access code All keys and access devices must be returned when the tenancy ends. The tenant may be responsible for the actual replacement cost and applicable HOA charges for lost or unreturned items. Pets Pets are permitted with prior written approval from the owner and the Audubon Condominium Association and are subject to all applicable HOA restrictions. A $200 nonrefundable pet fee is required for each approved pet. This fee does not apply to qualifying service or assistance animals. Smoking Smoking and vaping are prohibited inside the condominium and on the balcony. Landlord Access The landlord may enter the condominium as permitted by Florida law, including for inspections, necessary or agreed-upon repairs, maintenance, services, contractors and showings. Except in emergencies or when immediate entry is necessary to protect or preserve the property, reasonable advance notice will be provided. At least 24 hours' notice will ordinarily be provided for repairs.
