Lease terms

Owner will pay for trash collection. Renter will be responsible to fill propane tank, have electric, and any internet or tv signed up for in their name. No smoking. Pets negotiable, no cats. No sub leasing, or visitors staying in house longer then 2 weeks, unless given permission through owner. Renters responsible for keeping up lawn management. Rent due at the first of the month, a late fee of $75 will be added if rent is more than 5 days late. No changing locks. Owner/representative of owner may inspect property quarterly to ensure proper maintenance and be allowed to enter the house if maintenance is needed. Rent is to be paid by Venmo, PayPal friends and family or cash. If terminating lease prior to expiration date, an additional months rent is due at time of 30 day notice given.
