Lease Term Initial lease term shall be twenty-four (24) months. Renewal options may be offered based upon: satisfactory payment history, property condition, and landlord approval. Landlord reserves the right to adjust rental rates upon renewal in accordance with North Carolina law and with proper notice. Occupancy Maximum number of permanent occupants: eight (8). Subletting, short-term rentals, or listing the property on platforms such as Airbnb or VRBO is strictly prohibited. Smoking Policy Smoking or vaping of any kind is prohibited inside the home and garage. Pet Policy Cats are not permitted. Dogs are permitted subject to landlord approval and payment of a pet deposit for each dog. Property Maintenance & Tenant Responsibilities Tenant shall maintain the property in a clean, safe, and well-kept condition consistent with a properly maintained residential home. Tenant must promptly notify the landlord of any: maintenance issues, leaks, plumbing problems, HVAC malfunctions, or any condition that may cause damage to the property. Exterior Maintenance Responsibilities Tenant is responsible for: lawn mowing, hedge trimming, sweeping/removal of pine straw and debris, annual gutter cleaning, and promptly moving trash and recycling bins to and from the curb in accordance with Village of Pinehurst regulations. Interior Maintenance Responsibilities Tenant is responsible for: maintaining the home in a clean and sanitary condition, preventing mold and excess moisture buildup, maintaining appliances in good working condition, replacing HVAC filters every 60 90 days, and replacing light bulbs and batteries, including smoke detector batteries. Utilities Tenant shall be responsible for payment of all utilities and services associated with the property, including but not limited to: electricity, water/sewer, gas, internet, cable, and any other applicable utility services. Village of Pinehurst Compliance Tenant agrees to comply with all applicable Village of Pinehurst ordinances and neighborhood regulations, including but not limited to: noise restrictions, parking regulations, trash and recycling requirements, and general property upkeep standards. Alterations & Improvements Tenant may paint or apply wallpaper with landlord approval. Upon termination of the lease, the property must be restored to its original condition unless otherwise agreed upon in writing. Changes to fixtures, major installations, or landscaping modifications require prior written landlord approval. Rent & Late Fees Monthly rent: $2,600. Rent is due on the first (1) day of each month. A late fee of twenty percent (20%) of the monthly rent will be assessed for payments received after the 5th day of the month. Returned checks will incur a twenty percent (20%) returned payment fee. Property Inspections Landlord may conduct periodic property inspections with proper notice as permitted under North Carolina law. HVAC & Plumbing Landlord will provide annual HVAC maintenance service. Tenant shall not flush wipes, feminine hygiene products, paper towels, or other non-flushable items. Tenant shall properly dispose of cooking grease, oils, and animal fats and shall not dispose of such materials through household plumbing. Renter's Insurance Tenant must abide by county fire restrictions Tenant is required to obtain and maintain renter's insurance throughout the duration of the lease term.
