Lease terms

12-month lease. Monthly rent is $1,500 with a $1,500 security deposit. First month's rent and security deposit are required prior to move-in. Tenant is responsible for electricity, including electric baseboard heat, and Xfinity internet service. Landlord pays water, sewer, and trash. One assigned parking space is included with the unit. Additional visitor parking is available in designated visitor spaces and is subject to condominium parking rules. No pets permitted. No smoking or vaping of any kind is permitted inside the apartment or building. Smoking is permitted outdoors only. Renter's insurance is required for the duration of the lease with a minimum of $100,000 in personal liability coverage. Landlord provides and maintains the refrigerator, range/oven, dishwasher, stackable washer and dryer, and provided window A/C unit. Tenant is responsible for keeping the unit clean, properly using appliances and fixtures, and promptly reporting maintenance issues or damage. Private attic storage is included with the rental. Tenant must comply with all condominium association rules and regulations. No subletting, Airbnb, VRBO, or other short-term rentals are permitted. Applicants must have verifiable gross household income of at least 2.5 times the monthly rent ($3,750/month). A 700+ credit score is preferred. Credit, background, income verification, and eviction-history screening may be required. Available with an approved application and signed lease.
