Locked gates keep it private but the gate code can let your deliveries and friends in with or without you...Both on-site laundry and a small BBQ Deck with a peek-a-boo ocean view give you a chance to get to know your thoughtful neighbors and to enjoy the sunsets. At the height of beach weather, parking can get to be a challenge on weekends but inexpensive beach lot City permits can give you a plan B when parking gets tight. And who needs air-conditioning when windows and door open to the almost ever-present ocean breeze. Proximity to the ocean makes this location warmer in winter and cooler is summer. For the record, Alamitos Bay is the cleanest inland body of water in the State and the 7 miles of beaches typically rate A and A+ grades (water quality available online). Urban legend confuses water clouded by silt with water cleanliness. Most of the inland river trash that makes its way onto Seal Beach and Long Beach is clean when it gets here but annoying to keep cleaning up. City officials try constantly to get the inland cities to block their street trash from ending up on our two beaches...and our councilperson is working to get tideland funds to help with the expense of other city's trash, but the beaches are full of great sunbathing spots, beach volleyball games, toys for water sports, etc. Come experience the joys of beach living in a vintage, mid-century modern building with landscaping that features native plants in a pleasant and colorful array.

One year lease is required, going month-to-month thereafter. There are no pets on the property; one tenant has a ESA indoor cat. Newly upgraded lights keep common areas and doorways well lit at night. Some tenants also have ring cameras restricted to the space in front of their doors and units. BBQ is allowed on the deck as long as all flames are kept 10 feet away from walls. There is a communal BBQ (flame-cleaned by the user for each use). Because of the ever-present opportunity for bike theft in LBC, the bike racks should be used with caution and with grinder-proof locks, probably more than one lock as bike parts are sometime stolen in LB. House Rules ask that tenants keep the common areas quiet and free of personal belongings; there is no smoking on the property and rules prohibit illegal activity. It is a simple, mid-century modern so it has a vintage, simple charm, well-kept but definitely not all the bells and whistles that more expensive studios may offer in the area. While no pets are on the property, ESA and Support Animals may not be excluded. Considerate and thoughtful neighbors, only, need apply. House Rules require tenants to keep their own and the common areas free of liter and debris.
