Tenant is responsible for all utilities except water/sewer. Fees collected prior to moving in are as follows: First Months Rent $1750 Last Month's Rent/Security Deposit $1750 as long as good credit. Otherwise, an additional $1750 will be collected prior to moving in for $3500 or $5250 TOTAL. Plus animal and boat fees, if applicable. The condo association charges a one time $500 application fee when you first move in. Unfortunately, I know it's a ridiculously high amount but it must be paid to get you vehicle stickers and ID cards to use all the amenities. HOA also charges $50 per pet for pet applications. Winter boat storage is $350. Summer boating slips are available please inquire if interested. The total amount due prior to moving in is $3500 to $5250 (without any boats or pets). $3500 with good credit and a long term job. Animals that are already named on the lease will go up by a non-refundable fee per animal. This is a non-refundable pet deposit. Furthermore, each pet will cost an additional $50 per month. Any animal found unautorized on the property will be penalized for $500 and subject to being evicted. Small pets may be permitted with the landlord's permission in writing. $100 non-refundable pet fee if applicable. If you are found to have a cat or dog without permission, you will be immediatly evicted or must pay a $500 penalty fee and $50 addittional dollars per month. Any costs associated with boat slip rental fee for the summer months. Pool, clubhouse, parks, trails and beach and amenities are free to all residents. Ample parking available so long as you have a Vacation Village sticker in the windshield. PLEASE APPLY DIRECTLY THRU THE ZILLOW APP! Or contact me directly if you have all pertinent documents readily available (background report, credit report, proof of income and bank statements, proving said income and reserves available). Said documents may also be emailed directly to the landlord. Tenant Must obey all the condo association by-laws, rules and regulations. Tenant is responsible for all fines and fees incurred while living on the premises for any and all reasons. Tenant is responsible for transferring all utilities except the water bill because that must remain in the owners name for legal reasons. Thus, the water bill remains is owners name. Tenant must put ComEd/Electric, North Shore Gas, private security camera (if desired), renters inurance contents coverage for personal property, WiFi and entertainment packages are tenants responsibilities. Lots of other units are available for short term leases if you have family or friends that would like to come visit for a week or so. It's the ideal place to be in summer! Minimum one year lease required, but it's possible you could rent for multiple years maybe even rent own if you're interested. Periodic inspections may be performed with at least 24 hours notice. Again, any animals found will incur a $500 penalty fee PER ANIMAL and the monthly fee of $50 for each month the pet was there. The private security staff keep diligent track of this information.
