Lease terms

Lease Term: Minimum 12-month lease. We prioritize long-term, stable residency. Smoking Policy: This is a strictly non-smoking property. Smoking is not permitted within units, balconies, common areas, or on the grounds. Parking: Each residence includes one designated parking space. Covered carport spaces are assigned to units 1, 2, 5, and 8. Surface lot parking is assigned to units 3, 4, 6, and 7. Parking assignments are fixed and included with the lease. Pet Policy: One pet (cat or dog) permitted with approval. $400 refundable pet deposit and $35/month pet rent. Breed and weight restrictions apply. Pets must be well-behaved, house-trained, and up to date on vaccinations. Maintenance Responsibilities: Tenants are expected to maintain their residence in excellent condition, including: * Routine cleanliness and care of interior spaces * Replacement of light bulbs and batteries * Prompt reporting of any maintenance concerns Ownership provides professional management and is responsible for all major systems, repairs, and property upkeep. Utilities: Owner provides water and trash/recycling. All other utilities (electric, heat, internet/cable) are the responsibility of the tenant and must be established in the tenant's name prior to move-in. The property is fully wired for Burlington Telecom, offering high-speed internet, cable, and phone services. General Expectations: This property has been thoughtfully restored and newly renovated. We are seeking residents who value a quiet, respectful, and well-maintained living environment and who will take pride in their home. Applicant Standards: Verifiable income of at least 3x monthly rent, strong credit history, and positive rental references required.
