You must apply and pass initial income qualification for a viewing. Rent Rate must be no more than 30% of total proof of income submitted from all sources. Minimum credit score of 630. When applying, add an occupant with their name and birthdate for every person intending to live in the household including name and birthdate only for all minor children. Applications must be complete with all required information. If a field can not be filled out, reasons must be provided. Any requested documents must be uploaded and submitted with the application for acceptance. Incomplete applications with no explanation may be declined. The order in which we process responses: The faster you get your COMPLETE FINANCIALLY QUALIFYING application in, the more likely you are to hear from us. 1. APPLICATIONS RECEIVED: Applications that come in from the super astute type of people who read the listing carefully and got their applications in faster and more complete than those who didn't bother to read the listing carefully and in detail. Incomplete application submissions without reasonable explanation usually get declined immediately. The first ones to submit COMPLETE applications who meet the financial requirements are contacted in the order in which we received the applications. 2. PHONE OR TEXT: We rarely need to answer the phone/text to fill a listing because we get plenty of applications from those who read the listing carefully and already submitted an application while your were dialing. 3. EMAIL: Ditto! If the listing is up, you have submitted an application, but have not heard from us: 1. We go in order in which the applications have been received. 2. We are still screening and no one has signed a rental agreement yet. 3. Your application was declined, most likely for being incomplete, and you missed the notification. 4. The main listing has been disabled and is no longer active, but the syndicate real estate sites tend to list old listings sometimes for months.... This is frustrating for us as well!.... But we have no control over it.
