Lease terms

An application fee, credit and background check, income verification, and rental history verification are required for all applicants. Minimum qualifications include a household income of at least three times the monthly rent, a minimum credit score of 650, and no prior evictions, collections, bankruptcies, or criminal history. Cats are allowed (maximum of two) with a non-refundable pet deposit and monthly pet rent. Renter's insurance is required. Rent includes HOA fees; however, tenants are responsible for all utilities (electric, gas, water/sewer) as well as lawn care and snow removal. A minimum one-year lease is required. When requesting a showing, please provide answers to the following questions: 1) Why are you moving? 2) Who will be living in the property? 3) How long do you expect to stay? 4) Do you have any pets? 5) Do you meet the household income requirement of at least three times the monthly rent? 6) When would you like to move in? 7) Do you meet the minimum credit score requirement of 650? 8) Are you comfortable completing an application and background check if you decide to move forward?
