Tenant Criteria for Rental of 23952 SE 40th Place Policies Provide copy of photo ID for each person 18 or older Information on application must be verifiable. False or misrepresented information is grounds for rejection Landlord does not accept portable screening reports Income Requirements Applicant must have current, consistent, and verifiable income of at least 6 months Applicant will provide copy of recent paystub and contact information for employment verification Gross income to rent ratio is 3 to 1 At lease signing, first month's rent and last month's rent is due On completion of walkthrough, security deposit and $500 non-refundable cleaning fee is due Verifiable Residency Applicants must have at least 2 years with good payment and rental history Good referrals from previous landlords No prior evictions within 5 years Application Fee Landlord will run a credit and background check, at applicant's expense ($40) via online application system Anyone 18 years or older who will reside with the applicant, must also submit an application, via online application system, at applicant's or their expense ($40) Insurance Approved applicants will be required to provide proof of renter's insurance Credit Check Credit score of at least 725 Applicant will not be accepted if credit report shows eviction or money owed to landlord Bankruptcies must be discharged 2 years prior to application as verified on credit check No excessive debt Criminal Background Check Applicant will be denied if they have been convicted of a sex crime and are subject to lifetime registration requirement Applicant will be denied if they have been convicted of manufacturing or production of a controlled substance Applicants will be denied if they have been convicted of a drug related or violent criminal activity within the past 3 years Applicants with recent multiple misdemeanors will be denied Additional conditions No pets allowed No smoking allowed Tenant Responsibilities Tenant will be responsible for all utilities (electricity/gas, garbage, water/sewer, yard maintenance)
