Lease terms

Landlord Pays for HOA fees. Utilities and trash are not included. No pets, no smokers. One-year lease with the following monthly thereafter. The landlord maintains the front-yard landscape, including the front lawn, trees, and shrubs. Tenant is responsible for rear and side yard maintenance. This property meets the requirements of Sections 1947.12(d)(5)(B)(i) and 1946.2(e)(8)(B)(i) of the Civil Code and the owner is not any of the following: (1) a real estate investment trust, as defined by Section 856 of the Internal Revenue Code; (2) a corporation; or (3) a limited liability company in which at least one member is a corporation. This property is not subject to the rent limits imposed by Section 1947.12 of the Civil Code and is not subject to the just cause requirements of Section 1946.2 of the Civil Code. Disclosure of Potential Construction Activity from Neighboring Property: The neighboring property located at 237 Calle Fiesta plans to undergo a remodeling and addition project in the near future. As of this date, permits have neither been submitted to nor approved by the city. If or when construction does occur, the neighboring property must comply with city noise ordinances, which restrict construction hours: Weekdays: 7:00 a.m. to 6:00 p.m. Saturdays: 8:00 a.m. to 6:00 p.m. No work will occur on Sundays & City-Recognized Holidays: Assumed timeline of either late 2026 or early 2027 (Estimated Duration of 8 months). NOTE: Rent will not be reduced further; the current rate already reflects this potential disruption if it occurs.
