Lease terms

Available for qualified applicants. Tenant screening required. -No smoking, vaping, marijuana, or illegal drug use permitted anywhere on the property. -Tenant is responsible for all utilities, including electric, gas, water/sewer (if applicable), and any other services required during the lease term. -Trash service is provided through the HOA. -Tenant is responsible for routine maintenance and upkeep of the property, including replacing HVAC filters, maintaining cleanliness, maintaining the home in good condition, and promptly reporting any maintenance issues. -Tenant is responsible for maintaining the property in accordance with HOA requirements, including all landscaping and yard maintenance. Tenant is also responsible for snow removal from walkways, driveways, and other areas required by HOA guidelines. -Tenant acknowledges that the property is located within an HOA community and agrees to comply with all recorded covenants, conditions, restrictions, rules, and regulations of the HOA throughout the lease term. -Tenant and all occupants must comply with all HOA rules and community guidelines. Any HOA violations, fines, fees, or charges assessed to the owner as a result of the tenant, occupants, guests, or approved pets will be the tenant's responsibility. -Tenant is responsible for any required one-time HOA amenity/use fees. -Pets may be considered with owner approval. Approved pets require a pet deposit and monthly pet rent. All pets must be approved in writing prior to occupancy. -Applicants must have a satisfactory rental history. No evictions or unpaid rental-related judgments within the past five (5) years. -Tenant must maintain renter's insurance throughout the lease term. -Occupancy is limited to approved applicants and disclosed occupants listed on the lease. Any changes to occupants must receive prior written approval from the owner.
