Lease terms

Lease length is 6+ months. Rent is $1800 a month, with a $950 refundable security deposit if there is no excessive damages outside of normal wear and tear. Rent is due on the 1st of each month. There will be a late fee considered as additional rent at 5% charged to the renter if payment of rent extends beyond the grace period of five days. HOA, trash, pest and rodent services are included in the rent price. Landscaping and Utilities ( TEP, Tucson Water and Southwest Gas) are at renters expense. The following provisions apply: 1. All occupants of the property need to be on the original lease unless addendum. 2. Landlord has the right to personally enter or send a representative to enter the property if 24 hours notice is given. 3. No overnight parking on the street. 4. Dogs allowed, with a 3 animial maximum at no addtional cost, pending assesment of property condition upon leaving. If pet damages are found at the end of the lease, deposit can be applied and all addtional costs and cleaning fees will be at the expense of the renter. NO BREED RESTRICTIONS. 5. If intending to terminate the lease, the renter must provide notice 60 days in advance. If 60 days is not provided you are responsible to the remainder of the lease or finding an owner approved tenant. 6. Smoking cigarettes or marijuana is not permitted inside the property. 7. Upon vactating the property all personal belongings must be removed or disposed of. With surface level cleaning of all rooms required. The gated community includes a heated pool, hot tub, pickleball and tennis courts, bocce ball, a community library and community club house. There is a golf course about a half mile away.
